BlockEstate is a US-based private real estate fund issuing private equity in the form of security tokens through our partner Polymath Network. $50 million is being raised on CoinList’s TSM platform for BlockEstate’s Alpha fund to acquire real estate assets with the goal of achieving a net IRR of 12-20%. BlockEstate’s first Alpha fund is designed for international investors (Non-US persons under Reg S) looking to penetrate the US real estate market while mitigating traditional tax burdens.

Our team members have over $650 million in combined property management and development experience and have planned an aggressive investment strategy.     BlockEstate’s goal is to create a real estate portfolio whose target net IRR is between 12-20%*. To achieve this, the fund will implement a two-phased strategy. First, the fund will invest its capital into stable, long-term, income-producing real estate, with the goal of targeting a steady annual cash flow of 6-9%*. The fund will concentrate its resources mostly on the following property types: Multi-family residential; Long-term commercial properties; Industrial properties with steady income streams.

    The next phase of BlockEstate’s plan involves leveraging its stable asset base to invest additional capital into more aggressive investments with higher potential returns. The focus for this leveraged capital will be mostly directed at: New construction; Short-term rentals; Mixed use properties. The target annual return for these properties will be 15-30%.
